KIRKWOOD, Mo., May 2025 — A beloved piece of Kirkwood history is being restored. The Bopp House, one of the city’s earliest residences built in 1867, is undergoing a thoughtful renovation led by local real estate leader Sarah Tadlock and her team at The Collective, powered by PLACE. Located at 115 West Monroe Avenue, the building will soon become a modern 2,200-square-foot commercial space available for lease, while honoring its original 19th-century architecture.

Originally built as the home of the Bopp family, the structure was covered in siding in 1991 to match neighboring development, a decision that drew concern from longtime residents. "When we removed the siding and saw the brickwork beneath, it was clear how well this home had endured," said Tadlock. "Preserving its original character has become a way for us to contribute something lasting to the Kirkwood community."

The Collective acquired the Bopp House as part of a two-building purchase that includes 121 West Monroe Avenue, a commercial property constructed in the 1990s with a residential-style facade. This neighboring space will soon serve as The Collective's headquarters, branded as The Collective Home Center.

"The Collective Home Center reflects the heart of our business," said Tadlock. "It will serve as a destination for agents across brokerages who want to grow their businesses, and for consumers looking for a seamless real estate experience—including sales, mortgage, title, and other essential services—all under one roof."

The Bopp House is leased by a wonderful local business, Morganco Design Build. Luke Morgan, President and Chief Builder, shares The Collective team's enthusiasm for the historic property and location.  The space offers between 1,100 to 2,200 square feet, includes seven dedicated parking spaces, and features the opportunity for building signage. Located just two blocks from downtown Kirkwood, it presents a rare chance to operate the business in one of the area's most historic and walkable neighborhoods.

Restoration efforts are being led by Derrick Bockius of Labyrinth Construction, with interior design by Danielle Kalish of Parklyn Interiors. The team began by carefully removing the vinyl siding added in 1991, which had trapped moisture and caused significant damage to portions of the structure. Once the siding was removed, the original red brick—still remarkably intact—was revealed and preserved as the foundation of the exterior design.

Inside, the goal is to retain as much historical integrity as possible while preparing the space for modern commercial use. Elements such as original brick walls, window openings, and structural lines are being preserved and highlighted. Every aspect of the redesign has been carefully reviewed for compatibility with Kirkwood’s historic standards, including updated framing, modern utilities, and ADA-compliant features that maintain the character of the original 19th-century home. The team is also restoring the original footprint of the building after decades of piecemeal additions and repairs, ensuring that what remains is both beautiful and historically grounded. The team is focused on preserving the structure's historical features while equipping the space for practical use.
